Moderate or challenging land requires additional site work such as importing or exporting material, cutting into slopes, reshaping terrain, or making minor access improvements to create a suitable building pad, which can increase project costs.

Difficult or challenging land involves extensive earthwork such as cutting into hillsides or mountains, filling large washes or depressions, and may also require building or improving roads and access to the property, often resulting in significantly higher construction costs.
